Over recent years we have become well acquainted with St James’ Road which runs from the Old Kent Road north to the river. Historically areas like this have been overlooked by investors and developers, however things have changed in recent years following the release of the draft ‘Old Kent Road Area Action Plan’ (AAP) in 2015.
During 2020 we were delighted to conclude two substantial sales for landowners on the road. The first took place in June when we sold a freehold warehouse and yard (no. 310-326) for a reputable registered provider.

‘We ran a comprehensive marketing campaign, and reached an unconditional sale to an investor from Israel at £6,260,000’
After completion we reviewed a client’s ownership of the site next door (no. 330) with them. We had acquired them the site in 2016 with vacant possession and subsequently let the buildings to a group of local artists.

In December we were pleased to exchange contracts on the onward sale of no.330 to the same Israeli investor for £2,000,000. This sale creating a healthy profit for our client Roca Investments with a constant income stream retained during their ownership.
Should you be interested in land assembly deals or have a similar site to sell we would be very pleased to hear from you.
